want to sell my house but what to do about the new home information pack?

want to sell house won,t be buying another,but what about the home information pack,mainly when do i have to have it and pay for this,i dont have this cash upfront,has i now dont work, its a 3 bed house, need to sell,but no cash for this.

If you are putting it in the hands of an agent they will explain everything

its only for houses over £250,000 so you might be ok

Don’t bother then – don’t do one – if the buyer is happy with that – it’s cheaper to accept the council fine which is about £300 cheaper. AND can’t be enforced until you have money – one of the loopholes I believe

If it’s a 3 bed house you have to have a HIP before you can sell it. You could try marketing it as 2 beds and a study, but this means you’ll get a lower price.

Check out your local estate agents, some of them have links with HIP providers and may be able to help you by including the cost in their charges so you don’t pay until the house is sold.

If you dont already have an estate agent,then choose one which had deals on the HIPs. Mostly you wont have to pay up front.This is for houses 3 bedrooms or more.There is no minimum value.I dont think your solicitor will accept you if you dont have one,as you will be breaking the law.It may have helped if you had indicated your area

the hip is only for bigger houses at first so you don’t need worry about that.
The other advice I would give is make sure you get a good estate agent, and make them work for their money. They are professionals who are there to earn you money so pay them well and make sure you they do a good job.
