My 5-1 ARM adjusted last year and went to 6.25%. It will adjust again this November. Are mortgage rates based on the feds fund rate? Or something else? How can I estimate what my new rate will be?

Why are fixed mortgage rates and adjustable rates different?

Would reverse ARMs help in resolving the subprime mortgage problem?
Posted by: | CommentsThe big problem seems to be people defaulting on their mortgage loans, which leads to foreclosure and losses for the banks.
What if the banks offered to take 20% of the mortgage amount and put it in a non-interest accruring loan account, base mortgage payments on the 80% balance at high interest rate, allow the home owner to make optional payments to pay down the 20% to qualify for lower interests rates on the 80% mortgage, would this be helpful in keeping these mortgages viable?
Would this help in avoiding a taxpayer bailout of the financial system?

How to calculate some mortgage problems?

Im given this information:
i make 60,000 a year
i have a 40,000 trust fund
i make 5,000 a month ( i did this calculation myself)
and the maximum monthly payment i can make is 1,400. ( i did this calculation myself)
Ok i need how to do it mathmatically. The worked shown. Thanks I need tons of help im on aol messenger: warfront1

mortgage problems help?
Posted by: | Commentswe recently went for a meeting with a mortgage adviser, who told us we could borrow £90000, so we went away and searched for properties, we now have found one that we have fell in love with, only to be told by other mortgage lenders that we are not eligible for a mortgage n that they do not understand how any other mortgage lender could offer us £90000, i am now worried that we have found our dream home only for it to slip away, i have tried to see the mortgage lender who told us we could borrow £90000 but he has gone away for two weeks, i think when he gets back he is going to tell us the same as all the other mortgage lenders n that he got it wrong. if that is the case has anyone got any mortgage advice for us we are desperate, we have no debts or marks against our names, but we have a low income, we know we can afford the mortgage because we pay £400 rent a month and pay all our bills n shopping and still have money left over to save….. anyone help
